Lien Waivers for Epicor Eagle
A waiver request comes in with the draw. Lunica reads the job’s invoices and payments in Eagle, drafts the conditional or unconditional waiver in the state’s form for the amount actually paid, and a person checks it, signs and sends it.

Draw 3 on the Route 9 warehouse closes Friday. Need a conditional progress waiver through Sep 30 for $28,640 so the lender releases it. Can you send today?
Read from the email: job, draw amount, period, which form.
The problem, as it happens in Eagle.
The GC’s office emails on the 25th: waiver for this month’s draw, need it today or the check doesn’t cut. Whoever is at the AR desk opens the job in Eagle, adds up the invoices they think are in the draw, finds last month’s waiver, changes the date and the amount, and signs. Conditional or unconditional is whichever the last one was.
The waiver that gave up rights on invoices that were never paid doesn’t show up anywhere. The unconditional one signed before the check cleared, the final waiver on a job that still had a special order open, the amount that was a thousand off: each one surfaces only when the job goes bad, and by then the paper says the dealer was paid.
How it works.
- 1
The request comes in
A GC or title company asks by email or on their form, with the draw amount and the period. Lunica reads it, finds the job under the customer file and the invoices in the period, and matches the draw to what Eagle shows paid.
- 2
The waiver is drafted
Conditional or unconditional, progress or final, in the state’s form, for the invoices actually paid or about to be. The through-date, the amount and the exceptions, like a special order not yet invoiced, come from Eagle, and a rule refuses any figure that isn’t there.
- 3
A person checks the amount and signs
The desk shows the waiver beside the invoices and the payment it covers. If the check hasn’t cleared, only the conditional form is offered. Your credit manager edits, signs and sends it, or declines the request with a note.
- 4
The signed waiver is filed against the job
Each waiver with its type, through-date, amount and the invoices it covers, on the job, next to the notice and the job form. When the final waiver comes up, the job’s whole waiver history is beside it.
How it connects to Eagle.
Lunica reads the jobs under each customer file, their invoices, payments and open orders through the Eagle data warehouse, under a database account that can only read, so a draw request is matched to the invoices in its period and to the payments Eagle has applied against them. Unapplied cash and open special orders are shown as exceptions, never waived by accident.
Nothing is written to Eagle by Lunica and nothing is sent on its own. The waiver is a draft until a person signs and sends it; the signed copy is filed against the job on the Lunica server, on one Windows server inside your network, beside the Eagle server. Where your team marks the waiver on the job in Eagle, that is keyed by a person.
What a week looks like.
- Every waiver request on one list with the draw, the period and the job.
- Amounts come from the invoices and payments in Eagle, not from last month’s PDF.
- Unconditional waivers are offered only for payments that have cleared.
- The job’s waiver history is on file for the final waiver and for counsel.
Questions
Does Lunica sign or send waivers?
No. It drafts the waiver and shows the invoices behind the amount. A person checks it, signs and sends it, and the signed copy is filed against the job.
Which forms does it use?
The state’s statutory form where the state has one, and your own form where it doesn’t. Forms are a spec your admins can read and change, with history and revert.
How does it know what’s been paid?
From Eagle’s payments applied to the job’s invoices. A payment in hand but not yet posted shows as unapplied, and only a conditional waiver is offered against it.
What about joint checks and pay-when-paid?
A joint check is read like any other payment once Eagle has it applied. Until then the draft is conditional, and the desk sees that the payment is expected, not received.
Can a GC send a waiver on their own form?
Yes. Lunica reads the request, draws the figures from Eagle, and drafts on your form or the state’s. Whether to sign theirs instead is a decision for a person.
Does it write the waiver to Eagle?
No. The waiver is filed on the Lunica server against the job. If you note waivers on the job in Eagle, your team keys that.
Which Eagle editions does it work with?
Lunica works from the Eagle data warehouse. Your edition and version are confirmed during onboarding, before anything is connected.
Does it need a server?
One Windows server or VM inside your network, set up and maintained by Lunica. It reads Eagle over the LAN; there is no inbound connection from outside, ever.
What about iNet and WebDocs?
Invoice copies come from iNet. Scanned documents keep flowing into WebDocs exactly as before; Lunica reads the scan share and never writes to it.
Can it post to Eagle if we want it to?
The standing rule is that a person does. Where Eagle takes a file, like AP Assist, Lunica prepares the file and your team imports it.
